We know if we asked you all the things that you love about your home, neighborhood, and the benefits of living in your area, you could go on for hours, right?

And we wish we could package everything you say with a bow and use it to market your home.  Since the real estate market moves quicker than that, we recommend writing a “Dear Buyer” letter.  This gives you the opportunity to share everything you love in a personal way.  An added benefit: it provides a therapeutic way for you and your family to obtain a sense of closure as well, because let’s face it – selling your home can be emotional as well!

We appreciate your consideration in purchasing our home and we’d like to take some
time to share with you some of the many reasons why we have really enjoyed our time
living here. We hope that this will help you further understand what a great place this
is to call home!
First thing above all is the location – you will love the neighborhood. It is a very quiet
and peaceful setting. The proximity to the lake is wonderful and you can enjoy all the
benefits of boating, canoeing, swimming and eating at Wolfie’s Waterfront Grill!
There are also tennis courts, volleyball, a pool and clubhouse.
We have the greatest neighbors here in South Harbour. The neighborhood is very
well-maintained and has lots of mature trees. There are sidewalks and streetlights if
you enjoy walking. The backyard is one of our favorite spots to spend time from the
spring through fall! We enjoy entertaining outdoors and the trees provide a wonderful
canopy for shade in the warmer summer months.
There are many wonderful features of the home interior as well. It is a very spacious
home and we spend a great deal of time in the large family room with the fireplace.
The spacious kitchen is sure to be a favorite room as well with ample storage and
workspace!
You may also be interested to know that we’ve recently upgraded many features of the
home for its new owners to enjoy. The family room and lower level bathroom have
been recently remodeled. There is a new Anderson wood patio door in the family
room and new Genie opener installed in the garage complete with a new track, chain
and sensors. The furnace has been replaced with a new unit made by Payne. We’ve
also taken care to landscape the walkways outdoors and added a patio at the rear of the
property.

Dear Future Homebuyer,
We wanted to share with you some personal notes on why we love this condo and the things we will
definitely miss about living here. We hope that it helps you see what is so special about our first home.
This is the place where our fondest memories have been made, and we hope that you will enjoy it as much
as we have! In the five years we have lived here, we have done so many things! Just a year after moving in,
we got engaged in the drive-way on a cold, late winter evening, and since then, we got married, adopted our
fabulous puppy, Rasta from the Humane Society and had our first son, Max. We have experienced so
many enjoyable times thriving and growing as a family here. We want to pass this home onto you,
beginning a new chapter of your life, to have amazing, happy experiences and make special memories. This
is truly a wonderful place to live!
We could spend a lot of time telling you why we love our place! Most importantly, it is great for
entertaining, which is what we love most. The open floor plan is fantastic for dinner parties; the basement
is fabulous for playing cards and watching football. We designed and built the bar ourselves and it has
been a great area to gather for game night, relax with a glass of wine, and enjoy good conversation! The
garage has hosted our annual “Kick Off to Summer” bash for three years running, many poker
tournaments, a Great Gatsby birthday celebration, a Mini Marathon cook-out and many a cornhole
tournament has been played in the huge drive way!
Not only that, but there is so much to love about this neighborhood…from the leisurely walks along the
lake to taking a dip in the newly-renovated (heated!) pool to keeping in shape on the tennis court or
hosting an event at the clubhouse, there is always something to keep you busy. Our neighbors are our
friends, and we help each other out by babysitting for each other’s children, feeding the pets, watering
flowers, and picking up mail. The neighborhood is pleasant, safe and close to everything! We love that it’s
less than five minutes to our favorite stores – Kohls, SuperTarget, Home Depot, Marsh, UPS,
Blockbuster and so much more! There is also very little traffic! We are 20 minutes from Castleton,
Keystone, & Clay Terrace malls and downtown and so close to 65 and 465. Can’t beat it!
